Five Reasons to Use a Realtor When Buying New Construction

Just because you are purchasing a new construction property does not necessarily mean that you have to pay what they are offering, that the home will be well constructed, or that the property will be a good investment.  Five reasons to use a Realtor when you buy new construction:

  1. I know how to negotiate the best price on new construction.  I will negotiate with a builder just like I would with a private seller.  The price a builder puts on their listing inventory is merely an “asking price.”  The final sales price is subject to many aspects of the negotiation.  During the negotiation I will take into account past sales data, inventory levels, time to “build out” of a particular development, and upgrades of the property to advise you on how to approach the builder. 
  2. I will help you understand how your new home will fit into your long term goals.  Buying new construction is not always better than buying a ten year old home.  Depending on how long you are expecting to hold the property, what your plans are for the future of the property and what appreciation you would like to see; buying a particular piece of new construction may or may not be the right thing for you. 
  3. Not all new construction is created equal! Certain builders have reputations for building sub-par products.  Likewise, certain builders have reputations for building excellent products.  You should know what you are getting yourself into before you sign a contract to purchase. 
  4. New construction needs to be inspected just like a resale property should.  I will provide you with references to inspectors that you can hire to inspect the property prior to closing.  Very often they find things that weren’t properly constructed and can save you massive amounts of money and/or frustration by addressing the issue prior to closing.
  5. I will offer keen insights into the investment value of each piece of new construction.  Depending on several different factors like location, time to “build out” of a subdivision,  reputation of community and sales history I can help you decide if a certain development is the right investment for you. 

NOTE: Many builders will make you give up your right to representation if you visit their sales office without an agent on the first visit.  So please notify me if you have already visited any new construction sites or are interested in exploring any new communities.
